![]() Off Plan Property Some people may ask the question, "what exactly is off plan property and what are the advantages of buying off plan property in Bulgaria as opposed to ready built property in Bulgaria?" Well to answer that question let me explain a little bit about off plan property. Off plan property is property that is either completely unbuilt or in the process of being built, but is advertised for sale. The main advantages of buying off plan property as opposed to ready built real estate in Bulgaria are two fold. Firstly, because you pay for your property in stages and as the building work takes place. This keeps the overheads of the company to a minimum, which usually means that the property is cheaper if you buy off plan than once th eproject is finished and advertised for sale. Secondly, you may have the opportunity to have some input into the design and finishing work of your property if you buy off plan as opposed to ready built. Have you ever walked in to a property and liked absolutely everything about it? Well you may have, but the likelihood is that there would have been certain things that you may have changed if you had the opportunity. With off plan property in Bulgaria, you quite often have that opportunity as you can make changes to the decoration and fittings before the completion of the build. There are other advantages to buying off plan properties in Bulgaria, such as payment plans. Payments for most off plan developments are worked out over 3, 4 or 5 easy installments. An example of this may be, 25% deposit followed by a second payment of 25% on completion of the shell stage of the building to first floor, a third payment of 25% on completion of your new house to full shell stage. A fourth payment of 25% on completion. There can sometimes be a discount, for payment in full in advance of around 5% or possibly more of the total purchase price. This is not always the exact payment plan but just a guide to help you understand the principle of an "off plan purchase". You have a greater element of control with off plan and a far greater input. By paying for buiding work as it progresses the developer can keep his outlay to a minimum and pass the savings directly on to the customer, it is as simple as that. You will always have a contract with us as the developer (or any other company that we may represent), giving you complete satisfaction and 100% peace of mind.
