What is involved in the building process and does this mean a lot of work for me the customer?

There are a number of steps involved in the building process within Bulgaria, of which we can and will help you with all of them. To help you understand a little more, we have outlined only the major steps for you below. Although the building process is slightly more complicated than this, rest assured that as the customer, you personally do not have to deal with any of this as we manage everything for you.

Step 1/ Obtain the land.
Step 2/ Get the land regulated if necessary :- Some land in Bulgaria has no “regulation” (or building consent).
Step 3/ Get the drawings in from the architect and go to house of community to ask for planning permission. ( this process will usually take 8-12 weeks).
Step 4/ Put forward your plans for the type of house you would like built and ask for building permission taking a further 1-2 weeks. (Building permission is not the same as planning permission).
Step 5/ Make a contract with the construction company, with assurances, and insurances (needed incase of bad weather, unforeseen circumstances etc.) as well as guarantees.
Step 6/ Go to house of community again, they will check the house is exactly as per project, once checked all water, electric and facilities will be allowed to be connected.
Step 7/ Build and sell.

What are the costs involved in the building process?

There are other costs involved, over and above the purchase of the land and the cost of building work which is 490 Euros per m2. Negotiable for larger projects and for two or more properties. 
These will include :-
1/ Regulation costs:- If your plot of land does not already have regulation (initial building permission) allowed, it will require this for building work to be approved, this generally costs in the region of 4 Leva per m2 about 1.40 pounds per m2.

2/ Costs for the architect, civil engineer and the services of the lawyer ( to check all the necessary paperwork for this stage of the building work). This will be charged at 40 Leva per m2 and will cover all of these costs.
 

3/ There is a charge of around 2,000 Leva ( 700 pounds ) for an agricultural survey of the land.

4/ We can provide you with a full project management service if you require. The type of project management you decide upon is entirely your choice and charges for these service are open to negotiation dependant upon the amount of time you require a manager on site.
