Legal Advice and Commission Charges.

We only recommend two specific companies for leagl services in Bulgaria. Those companies are Dimitrov, Petrov & Kalaidjev as well as our new lawyer based here in dupnitsa "Julianna".

The reason for this is very simple, we are not like many estate agents and building companies that you may come across on the internet that are happy to recommend any legal company just to get your business. We want you to have the best legal advice and for this reason choose only companies we have dealt with and have delivered what they promise in an efficient manner.

Some companies offer legal representation for as little as £390 and these companies are readily available all over Bulgaria. Having used such companies, we soon realised that there were "hidden costs" anyway and that our customers were doing a lot of the work you would expect the lawyer to do. We have even encountered lawyers that have tried to charge 200 euros to release customers own documents to them!

There are of course hundreds of lawyers in Bulgaria and you are more than welcome to use any company that you wish, we will even help you find one, but we only personally recommend these two:

We now employ the services of a local Lawyer, her name is "Julianna" and her address is 2600 Dupnitsa, located just about 500m from our offices. Irena is very helpful and more than reasonable with her costs. Her charges are 1,100 Leva for company formation (roughly £420 but payable in Leva) and 1,000 Leva for house purchases up to 35,000 Euros, over this price the costs are slightly higher and will depend on the notary costs involved. (roughly £340 but payable in Leva) These figures compare more than favourably with other companies and have been agreed with our lawyer for the benefits our clients only. The lawyer only speaks Bulgarian, however you are welcome to use the services of Niki, the general manager, who is bilingual, for all of your needs when requiring a translator, with regards to your house purchase.

Our Commission charges:

As a standard our commission charges to the buyer are 3% of the asking price with a minimum charge of 400 Euros. Sellers commission by agreement and normally set at 2%.

To advertise Off plan and unfinished property we charge of 3% commission with a minimum charge of 700 Euros.

Commission is due on conclusion of the deal at the notaries in full.
